AT&T wants to build a cell tower on our land

AT&T contacted us and they want to build a cell tower on our property. They said they would pay us $500 per month and the lease would be for 25 years. Is this the going rate or can we get more? Our property is the highest hill in the area and I think that's why they chose it.
