Great question. You'd think the fact that a landlord is getting monthly income on a cell tower or rooftop cellular antenna lease would be a great thing, yet the huge amount of foreclosures has presented an incredible opportunity for smart real estate buyers to acquire cell sites leases at a big discount.

If I was in your shoes I'd talk to bankers whom I know, or find out who I can send a Red Lobster or Outback Steakhouse gift certificate to at the bank who can search their internal bank-owned inventory of commercial and residential (apartments) properties in receivership using the words: Verizon Wireless, AT&T, U.S. Cellular, Cricket, Omnipoint, T-Mobile, Nextel, Sprint, Cellular, etc. You get the picture.

The deals are out there. We get several calls a week from real estate investment professionals that are trying to purchase foreclosed properties that are also existing cell site locations.
