Cell Tower ground Leases
I am wondering if there are any buyers or other knowledgeable market participants that can offer any insight as to acquisition criteria for cell tower ground leases, such as typical capitalization rates or income multipliers. After visiting multiple cell tower websites, it appears there are several factors, outside of the monthly income, to take into consideration which would make a ground lease more valuable, including tower capacity/availability for additional collocaters, revenue sharing clauses, and annual or term increases, in addition to location. Any information regarding how to compare offers would be helpful.
