Cell Tower in Michigan

We have been approached by 3 different companies to sell our Verizon Tower located in Michigan. Right now we get $1000/per month with a 3% ladder every five years over the next 22 years? Is a lease buy out better than a monthly increase of $15,500/mo. for 11 years?

Is a 99 year lease better than an easement?

I do not have a picture to submit at this time.
