Cell Tower Lease Buyout
I have a land lease for a cell phone tower on my property. I receive $660 per month and it goes up 10% every five years, it will go up another 10% in a couple of years. I have had several offers to buy out my lease it started out at $30,000 and it is now up to $94,000 from the tower owner or add on $200.00 per month now plus the 10% on the current contract which expires in 2031, as long as I sign another 25 year lease and in 2031 they will add another $200 per month on plus the 10%. Also have had other offers to give me $100,000.00 now they take over the lease plus I receive 75% of anything over the current lease of the $660.00 I am currently receiving. That lease company claims they can get in the $1200 to $1500 range per month plus a 2 to 3% increase per year. I would do the later for $150,000.00 now plus the 75% share on future raises to the rent. What do you think?
