cell tower near our home

We built our home 20 years ago on a 11.16 acre piece of property. At the time we didnt even pay any attention to towers near our property we were just happy to be able to afford property. Now 20 years later we are hearing negative effects of cell towers and we look right out our living room window at one every day. I would like to know if the cell tower has to be on your property to get any lease money. I feel like this is going to ruin our property value when we are ready to sell even though it is not directly on our property.
Please help me with this question: How far do you have to live from the tower to get any rights?

The tower needs to be on your property for you to be able to collect rent from it. occasionally towers can not be built without getting an easement from a property oner to bring utilities or roadway access across a parcel that you own. Regarding values, the perceived decreased home values are a drop in the bucket compared to living under high tension electrical towers, next to a major freeway, or airport flight path. Do you have telephone poles outside your house? Those ugly things are everywhere yet most people just got used to them over a lifetime, and the same holds true for ugly cell towers.
