Cell tower on our commercial property

I'm located in New York and was approached by a cellular carrier's real estate manager who said I can get about $600 A MONTH for having a tower built behind our office. We are close to the NYS Thruway and I feel this is low for the Albany area. How do I know if this is a good price? Also I don't want them to go somewhere else because I could use the income. Thanks for any help you can provide.

Cell Tower Company or Cell Phone Service Provider?

Javier if they are offering you only $600 a month find out if it's a tower company. These firms build their own cell towers then bring the wireless carriers and keep most of the money from subleasing to other carriers. It's not the same as if the actual cellular carrier contacted you. The tower companies make about 80-90% of the profit on the site. I doubt that it's a carrier offering you that little in Albany.

your cell tower offer stinks

Sorry dude but it sounds like they're low-balling you on the cell tower lease. See if they can give you at least $1K or $1,200 a month. $600 a month is like what they pay in the middle of a cow pasture in the middle of nowhere not in the state capitol. Ask them how many antennas you can get on the site because that will also bring in rental fees from other phone companies. Good luck - don't buckle to the pressure.
