cell tower removal

Are cell towers commonly removed? Our 5 year lease is up and we were told since they have no carriers yet we can let it sit on our land for two years and not pay us or they can remove it. I'm wondering if this is a common bluff.

CELL TOWER REMOVAL - DON'T BE FOOLISH

Often times the big cell tower management companies will come up with stupid language that will HURT LANDLORDS and BENEFIT THE TOWER COMPANIES.

Usually the tower company representatives who comes up with this BAD language are upper managers at Cell Tower Companies who would like to become Vice President and who aspire to sit in offices with MAHOGANY CREDENZAS.

We are not pointing the finger at American Tower or SBA or Crown Castle because we have no idea if they actually have mahogany credenzas in their offices and we would not want to paint a false picture.

Cell tower companies may come up with Bad language that they try to force upon landlords with ridiculous and unreasonable requirements like "upon termination cell towers need to be removed to 1 foot below grade..." -- for example.

1 foot is simply not enough. They will cry and complain. Just say NO.

The industry standard is to remove footings and foundations to 3 feet below grade. Not 1 foot below grade. THREE FEET.

No matter how much they whine, no matter how often they say they can only remove to 1 foot below grade, stick to 3 feet, and don't give them water or feed them after midnight.

Remove the tower.

Tell them to remove the tower to 2 feet below grade so you don't wind up with any sinkholes.
