Cell Tower Revenues

I am interested in investing in properties, and want to maximize my revenues. What type of location is ideal for an antennae setup on the rooftop, and what kind of revenues can we expect.

Michele in Montreal... You need to be careful. Investing in properties with hopes for landing a cellular carrier on your rooftop to maximize your revenues is an extremely high risk business model and we would strongly encourage you NOT to purchase properties on speculation for future wireless development.

Look around the urban areas near where you live or invest, and see where the antennas are currently mounted. That's the type of structures carriers are looking for.

If you are a serious investor seeking cell tower locations, you are much better served looking for pre-foreclosure, foreclosed or bank owned residential apartment buildings (3 stories to 10 stories high) or industrial or commercial buildings that are in receivership that already have antennas on the rooftop. That is the low-hanging fruit.

You can assume the lease once you purchase the building as long as the previous owner did not already sell the antenna easement (cellular lease buyout) or you can turn around an sell the cell tower lease, raise some capital and use that money to pay down your mortgage or purchase another investment property.
