Current cell site rents or leases?


(Bernardino County, CA)

I've been offered $12,000. annual rate for for cell site in San Bernardino County, CA. Since this is my first offer it tells me it's worth much more. What are some of the current rents or leases being paid? It's on vacant acreage with utilities at property hi up on a hill with sites above and below already.

I've since signed a 30 year lease for $15,000. a year and a percentage of each additional site up to 100%. Thanks for everyone's input.

Unfortunately many wireless leasing reps in depressed areas of California want to get a quick deal signed. The price really depends on a few factors like what they are trying to cover (location) and is a carrier like Verizon Wireless, AT&T or T-Mobile or is a Tower Company or Tower Developer? What yearly rental escalations are they offering? Are there other sites available as alternates or is yours the best location from a visual, topographical, and zoning perspective?

$1,000 could be a fair price depending on what the answer is to these questions, however the rest of the terms are equally if not more important pieces of the puzzle.
