How do you find out if owner of property for sale has sold and easement to the cell tower company? Every place I try to get information I run into a road block.

Been there.

I called the local court house and asked them. They gave me the information that yes she had sold easement and date if was filed. Tax collector so far has not returned calls. Good luck.

Look for an easement on the title report.

If you see an easement for 99 years or in perpetuity with the name of a tower management company, or a third party tower cash flow company , then it is a good chance that the tower lease has been sold. If nothing comes up other than let's say, a memorandum of Agreement filed by Verizon showing they have a 25 year lease and nothing else then most likely the tower lease is still paying the landlord annual or monthly rent.
