Finding a lease for an exisiting cell tower.

We are the owners of an existing cell tower at our storage facility in Salt lake city, UT. The tower was built by Qwest Wireless in 2001, then the tower lease was sold to another company, name not known, then lease was bought by Verizon. We acquired the storage facility in January 2005 with a lease in place on the tower with Verizon. They paid the lease for three years, but never informed us that they had deactivated the tower. Then out of the blue, they sent us a letter stating they were terminating the lease due to consolidation of their network and they were sending a crew to dismantle the tower. We contacted them about the dismantling and abrupt termination. They offered to turnover ownership of the tower for $25.00 dollars. We took ownership of the tower and wish to find a new lease for the tower. We had an engineer from AT&T, a personal acquaintance, check out the tower and we were told it was in great condition with all the necessary equipment and wiring for a new carrier to come in. We would really like to find a new lease and feel that we are getting the typical run-a-round. What can we do??? The tower is there ready to use!!! Please give us some advice how to proceed. We would appreciate any help and/or direction. Thank you.
