Hilltop tower site outside Ithaca NY --Verizon

Our hilltop site has been "selected" by Verizon. This location would bounce across to the next hill to cover near Ithaca College and several small rural townships. There is currently no service here or in the valleys. Knowing that they need this site and also having learned here not to scare Verizon away, can you give me some dollar number to settle for the option. I haven't read anything about what others are getting upfront for the option. And then what is a good figure here in upstate New York for monthly rent. Your help will be appreciated.

To establish a value you need to take a look at the area, zoning, how the site fits into their existing network, what it covers etc... many factors.
