Marketing existing tower

We have a 25 year ground lease with Verizon. Is it true that only the cell tower owner can market the tower for co-location? If so, why?

Tower space lease

I understand in our lease the owner of the tower can lease to anyone else with no additional payement to us. Unless you have a clause to receive payment for new customers on the tower I doubt if you will get more.

Who controls the ground space?

Does Verizon have the right to sublease the ground space inside the fenced-in tower compound, and is there enough room in that leased area to fit additional base station equipment? If the answer is Yes, then if you market the tower yourself you are doing nothing to benefit your own pocket, just Verizon's. If they don't have enough ground space inside the leased footprint then if you are successful at attracting an additional carrier on your own and they need additional ground space for their equipment, then it makes sense to market the tower because you will directly benefit from that.
