Purchasing a property that has existing cell towers with leases.
When purchasing a property with existing cell towers on it. How much should I pay the seller for the cell tower value. My seller want's 5 yrs of lease income. One tower only has 10 yrs left on the lease, the other 25 yrs. So for him to take 5 yrs off the top off both leases, I feel is excessive. Especially since I know the bank will not loan on lease income. And I believe most leases give the cell company the right to cancel within 30 days. So I am worried he is asking too much.
