Terminating Cell Tower Lease

The carrier that is currently leasing space on my property for their tower wants to terminate the lease. They are offering to give me the equipment and pay me some money. What are the risks with taking ownership of the equipment? Are there specific regulations that I should look at regarding transfer of cell tower equipment ownership? Do they provide me a bill of sale for the equipment?

It's okay to keep the tower if you want. But don't keep the equipment unless you want the shell of their equipment shelter. You can use it as a storage facility or a hunting shelter or something. There are companies that will haul away your old cell tower telecom base station equipment for free, they extract the traces of precious metals and rare earth elements from the equipment.
