Valuation of Cell Tower

I would like to buy out an owner who has an existing contract with a cell tower, he has a cell tower on approximately 1 acre in the middle of a large piece of land that I own. I want to purchase the land for a a fair price. How do I calculate a fair property value?

It depends on many factors. Here are the factors:

1) What carrier or carriers are on the tower? Some carriers are less of a risk than others.

2) What is the revenue stream on tower?

3) What is the duration of the terms remaining on the property?

4) Does the existing lease provide for colocation revenues that you could make if additional carriers locate at this site?

5) Are there any sites in the area that could compete with the site in question?
