Cell tower being built on our land

We own 47 acres of land in Northern MN and have a company that wishes to build a 350 foot cell tower on our wooded land. We are about 12 miles from ORR MN and beside Elbow Lake, MN. I don't really know how much to ask for for a monthly lease fee. Can you give me an idea of how much to ask for and what percent it should go up per year?

Karl we really need more information about the deal. Were you contacted by site acquisition rep from a tower developer or from a carrier?

Is your property the only site available or can they offer your next door neighbor $100 less then they are offering you and put the tower there?

Many tower companies play the game of low-balling to get the cheapest lease rates especially in this economy so we need to know what leverage you have. It could be the difference of getting $500 per month or $1000 per month.

Also, besides the rental and escalations, there are many things on the lease that need close attention that are critical to any cell tower negotiation that are just as important.
