Cellular tower valuation

My name is James Meehan and I'm an appraiser in New Jersey. I am currently appraising a cell tower with approximately $200,000 in net income. I am looking for a general range of multipliers for this type of property. The owner of the site has indicated that they trade between 8 to 20 times net income which translates into 5% to 12.5% capitalization rates. I was hoping to get a better understanding of this property type from an expert.

your offer is nice but there is some confusion in your explanation. You explain nicely the income source but how can the read explain your idea with the other??
