Cellular tower valuation
My name is James Meehan and I'm an appraiser in New Jersey. I am currently appraising a cell tower with approximately $200,000 in net income. I am looking for a general range of multipliers for this type of property. The owner of the site has indicated that they trade between 8 to 20 times net income which translates into 5% to 12.5% capitalization rates. I was hoping to get a better understanding of this property type from an expert.
