Cell Lease Buyout Offer

Our Town is soliciting expressions of interest for buyout of 5 cell tower leases. Could you suggest firms that offer services in evaluating the value of these offers and do you have any idea of the potential cost for such services. We would also be interested in an evaluation of the advantages and disadvantages of accepting a lump sum buyout in addition to a 80%(Town)/20%(lease purchaser) split on any new leases.
