Can your company provide us with cell phone tower lease negotiation assistance? We are a church and received a letter from a company that because of industry changes we should take their offer of a reduced rental payment to guarantee our cell tower rental income. We are very upset because we feel that this is a very dishonest way of doing business. I can't believe that T-Mobile would want to pull out from our site after the long zoning battle and the cost of putting up this antenna location. We contacted an attorney but he wanted a large retainer that we just simply can't afford at this time. We appreciate any assistance you can provide us in this situation. God bless you.
Negotiate a cell tower lease at your own risk by: Anonymous
When my boss needed cell phone tower lease help he hired an attorney buddy of his who turns out had very little experience dealing with cell phone companies and he ended up losing the deal after the idiot lawyer gave them too many requests that the phone company deemed unreasonable. So to make a long story short, Verizon ended up building a cell tower that now has 5 sets of antennas on it about 200 yards up the road!! My advice to you is if you have a deal like this plop into your lap, don't go overboard on the comments and what's in it for you because you'll be out of luck. Let a professional handle it for you.
Sandra -- Thanks, we can use extra blessings from above as often as possible :-) !!
As far as your cell tower lease goes... I'm so sorry to hear about the difficulties that you are having and I feel your pain. I was also contacted by another church in Florida this week having a similar problem with a similar or possibly the same company. That's why I call these companies "bottom feeders" - they go after the "low-hanging" fruit.
They know that a church might be easier to convince to lower their rent than an owner of a commercial office building rooftop.
The church who contacted me earlier this week was given a few options of reduced rental terms they could accept or the "consulting firm" said that T-Mobile couldn't guarantee their rental over the next few years. They too questioned the claims made by T-Mobile's "partners".
Don't give into these threatening letters. The reason that you don't see an actual carrier sending them to you directly is that this way they have some plausible deniability in the matter.
If you continue running into trouble and feel like you could use some help, my company can assist your church by reviewing and negotiating your lease on a contingency basis - so you won't need to pay any sort of retainer fees. Again - read our website disclaimer - we're not attorney's but we've done a heck of a lot of these deals and negotiate cell tower leases all the time. We are confident that we can help you keep the current value of your rental income or even increase it purely o the basis of the BOGUS cell tower lease "optimization" letter that they sent you.
I won't tell you more information over this forum - send me a contact form here on our site and we'll get in touch with you ASAP.
