Cell tower proposal I received

I reciecved a letter from "Smartlink LLC" on behalf of AT&T proposing a lease term and rent: Initial term of 5 years and 4 each 5 year renewal terms. Initial proposed is $8500.00 with 10% increase per term. Never seen anything like this. Would like to get any info or advise i can get. They did mention a free standing monopole which im against because of the eye sore. They are taking about a 50'x50' parcel wich i have the room. I haven't called or email the people yet. Anyways looking for some advise. Thanks for your time.

Cell tower proposal I received

My Dad has a farm in northern Illinois. He was approached years ago about a tower lease deal by AT&T. He did the lease, but the income is only $500.00 a month, with a five year, 3% increase in rent. The tower is as you described, with a 50' x 50' parcel. The thing is, he signed the original lease with $600.00/month, 5% increase. They sent out someone that talked him into signing an amendment that lowered the payment to $500.00. They told him to sign the amendment or the tower would be moved. My Dad is old, 89 at the time, and he believed them. He was lied to and got took! Be careful and use the experts to help you with the contracts.

Putting the eyesore aside for a second.

Mike it's important how you approach this proposal, because you can end up looking at the "eyesore" across the street and end up with nothing. We need to take a loot at the site, also discuss the terms they are proposing. !0% escalations per term is what they like to offer but is by no means acceptable.
