I have been contacted by a few of the major carriers about them leasing my rooftop for cell towers. They began asking in 2004 and most recently in 2010 Nov.

How can I research the value of my site?

William thanks for posting. Nantasket being a beach community close to a big city will have higher values than average cell sites in the Boston Metropolitan area due to the limited potential sites and zoning restrictions etc.

It makes no sense researching values of others wireless landlords because they could have signed a horrible deal with the carriers for all we know.

We were recently working with a property owner in another state who was offered $800 by Verizon Wireless, and the carrier came back with 6 or 7 "comps" of property owners in that given county who had signed ground leases for cell towers in the $1,000 range. Suffice to say we were able to get the landlord a much better deal.

Also rents will vary from carrier to carrier but you should make sure that the deal is crafted property to maximize the value of your rooftop. Let's discuss further.
