Cell site proposal

My dad was approached by a company wanting to put a cell tower on his property. They want a 50 x 50 space to put this thing up and offered him $800.00 a month plus an extra $200.00 for every cell carrier that wants to hook up to the tower. Is this a good deal or is it something he should be cautious with? Could he potentially get more money if he trys to negotiate it?

Proposed cell tower on your dad's property

We need more info. Sounds like a fair offer depending on where the location is. Tower developers offering subleasing only do so if there are limited choices due to zoning and land use restrictions, few number of available sites or coverage reasons. More details are needed.
