CELL TOWER LEASE BUY OUT

WE HAVE A CELL TOWER ON OUR PLACE. IT PAYS 450 PER MO. FOR 40 YEARS WITH A 15% ESCALATION EVERY 5 YEARS. A MANAGEMENT COMPANY WANTS TO BUY IT FOR 65000 PLUS 65% OF ANY INCREASED REVENUE? WHAT SHOULD WE DO? WE REALIZE WE DID NOT GET ENOUGH IN THE BEGINNING OF OUR LEASE AND DON'T WANT TO DO THE SAME THING WITH A LEASE BUY OUT. THEY WOULD BE GIVING US ABOUT 12 YEARS RENT FOR THE LEASE. THEY KEEP STRESSING THAT CELL TOWERS ARE BEING DECOMMISSIONED ALL THE TIME AND WE SHOULD CELL NOW. I FEEL PRESSURED TO SELL NOW AND QUESTION IT.
