Cell Tower Lease Buyout
So we are a Church and Not for profit with a call tower on our property. we are almost 5 years into a lease of 30 years at five year increments. with an option for another 20. they are offering us 168K to buy it out for a perpetual easement. First, is that reasonable or should we negotiate for more? second, they are paying the property tax now on that part of our land we would want them to continue doing that but also even though we are tax exempt will there be any tax implications if we receive a lump sum and if so at what percentage rate? we are getting 1125 per month now with a 3% annual increase. we have an attorney who could negotiate for us but really not sure what he knows about these things.
