Church tower lease

Our church has been contacted by a salesman representing Mobilitie regarding leasing a 100' x 100' section of property for a free-standing 250' tower. They are offering $500.00 per month. There is other suitable property adjacent to ours so I'm guessing we don't have a lot of room to negotiate. What are your impressions about this offer?

Mobilitie cell tower lease offer

It's a pretty standard initial lease offer from a tower developer for a typical rural American raw land cell tower site. Mobilitie has an aggressive build program, and their site acquisition sales reps are no different than the other cell tower companies, they will shop the deal to competing sites and see where they can get the deal done first. Now just because there is a adjacent piece of land it does not mean that your neighbor wants the tower, but you do potentially have less leverage in your negotiation.

We talk a lot about getting terms agreed to properly on our website -- they are just as important as the rental price. Tell Mobilitie that you are interested in signing a tower lease but want to see what the design will look like and have them send out their people to draw up some plans. Once they start spending money on a site they are less likely to go elsewhere.

Also if you choose to hire us to help you in reviewing the lease and helping with negotiations, you should tell them you will turn the cell site lease around quickly. The leasing rep wants to hear that so he or she can get paid faster. Also our rates are very affordable and we have helped many churches with their cell tower leases.
