Ground Lease Pricing

Was offered an upfront, lump sum payment for a 50 year ground lease with a major cell tower leasing company. Cannot find comps on the area if this is a good deal or not. Where can I look for comps?

There are many "comps" out there. That is, there is no shortage of cell tower landlords who have been ripped off by cell tower developers or cell tower site acquisition agents.

A 50-year lump sum payment is not typical for a new cell tower.
