Lease Buyout or Extension

I inherited a parcel of property in South Texas with a Crown Castle tower on it. Both Sprint and AT&T are carriers on the tower. Immediately after inheriting the property, Crown Castle approached me with a perpetual lease buyout in the amount of $77K. Naturally, I turned it down. They returned with a 40 year lease extension offer increasing the lease from $529 a month to $640 a month and a small signing bonus. Which I, again, turned down. That was three years ago. Since then, the area has blown up with the introduction of the Eagle-Ford Shale oil & gas boom. Unison, recently approached me with a $66K buyout offer on the current lease and 50/50 terms of any additional tenants added and 50/50 terms of any additional negotiated lease extentions with Crown Castle. Somehow, I don't think their heart is really in it, yet. Any advise?

Just say no.

Follow the advice of cell tower leasing expert and former First Lady Nancy Reagan. Just say NO to Crown's offers. No is the most powerful word in any negotiation. To put it lightly, Crown's offer is not a gusher.

I like it but...

I like the way your thinking. Hostile negotiations. That's what I'm talking about! Unfortunately, I am just on the edge of the formation and I don't think I will be getting big producers right here. So, it might not be the way I go. But judging from your response, you don't think their heart is in it either. I will be in touch.

Unconventional Cell Tower Advice

Shane, have a few roughnecks hook chains to the cell tower and their trucks, and pull the tower down, and start drilling. You should be able to pay off the damaged tower in about 1 week and you can pay Crown for their inconvenience while you are sipping a pina colada somewhere.
