Lease rate in East TN

I have received unsolicited call from Verizon wanting to lease space on my property for a cell tower. I am in tri-city area of tennessee. What is average cell tower lease rate in this area.

Does all cell towers company's require the Lessor to carry general Commercial insurance? If so, how much do you carry?

If there are competing properties nearby Verizon Wireless is going to try to lease it to the lowest bidder somewhere between $500-$750 per month. If they are desperate to find a good site quickly they will offer you between $800 and $1200 per month and hope that you sign the lease quickly. Still every site's value is determined on a case by case basis.

A perfect example is of a deal we negotiated in the Anderson SC market not too long ago. Verizon was trying to lease the site for about $700/month. Because we were able to determine that the owner had an incredible amount of leverage in the negotiation, we were able to negotiate a lease over $2,000 per month (it was actually higher but we are not giving out the number). A cell site's value is based on supply and demand. Is there an ample supply of alternate sites in the area they can go to? If the answer is "yes" then you should not push them too hard or they will walk across the street. Terms are equally important.

Based on the information you provided, if they are offering you $750 or more you should take it and run with it.

What are they trying to cover? Highway, shopping mall, intersection, downtown area, airport, residential area, etc. ? Is it a carrier like Verizon or AT&T or a tower company like Crown or American Tower?

Location is tri-city area in Piney Flats, Sullivan County. Supposedly needed because exceeding band width capacity of current towers and improve cell coverage.

There is no "cell tower lease rate" for Eastern TN. We need more information. It could be $500, or it could be $2,000/month. It all depends on need and location.
