leasing land for cell tower

i have been approached by a company wanting to lease some land, very close to a downtown area of a city with 100,000 people. the area I have is an industrial site and not many choices to be had. The offer I have is $50,0000.00 up front of $500.00 per month for a 35 year lease. This seems low to me, not sure what the market should be?

It is low...

They are trying to bait the hook with the large upfront payment. We would need more information from you but there are many factors used to determine the value of a site. It does not work like commercial space where it is calculated on a square foot basis based on comps in the area. You could have two sites sitting a half mile away from each other and one could be worth five times the value of the other site.
