What is a fair market Leasing price

A cable co. has asked to lease a 30'x30' corner lot on my property. They will pay a fair market price at only a one time deal. For leasing at no set time limit. What is a fair leasing price.

Editor's Note: A "one-time deal" with no set time limit is not a fair deal, and it is impossible to answer your question. Additionally we know nothing about your property. Go back and tell them at the Cable Company that you want a monthly payment, just like they charge you every month to watch all that horrible programming they offer. Or does the cable company offer a one-time flat rate for a lifetime of free television and internet service?

Every site can be valued on a case by case basis. Can you be a bit more specific? Where is the site, what is the carrier trying to cover? What other alternative choices exist in the area? the laws of supply and demand determine values.
