New ownership, prior agreement with owner regarding substation.

We are interested in the purchase of a house tht has a substaion with now AT &T, owner says she had an agreement with them to use forever. Claims she cannot find the paperwork/agreement. Does the "lease" expire if property changes hands or is it perpetual?

Need to see what the lease says. There should be a memorandum of lease filed at the county.
