Property tax assessment

Charles County Maryland just jacked my property taxes by 400%. They told me "We are finally getting after these cell towers". My site has been here for 20 years and they reply "well, consider yourself lucky that you got away with it for 20 years".
My property is zoned residential but they are taxing that portion of my property at a commercial rate. With the new assessment and the income taxes I will now pay out 80% of the revenue from the tower rent in taxes. They say they based the increase assuming that the "average" site pays $20k-$25k per year in rent, mine is nowhere near that.
I have an appeal hearing in 2 weeks, what legal stance do I have to fight this? It will make no sense to renew my lease if I have to give 80% to the government.

Telecom should pay portion of property taxes

You should have an attorney review your lease agreement. The telecom company that owns the cell tower should be reimbursing you for their share of the property taxes. Go get what you are owed.
