Purchase of Existing Building w/Tower Lease in Place

We are negotiating site control for an foreclosed, vacant and fire damaged property. The cell equipment is on a smokestack and the R/E broker has been receiving numerous calls from cell tower brokers expressing interest in buying out the leases. Couple of questions:
1) If seller doesn't have copy of leases, how do I get copies?
2) Can I sell additional space to other carriers/brokers?
3) How do I extract additional value out of existing leases, i.e. raise the rent?

The seller needs to contact the cellular carrier or tower company and request a copy of the lease. You need to fin out what the lease says about subleasing. You can't renegotiate simply because you are taking control of the site, the lease will simply assign over to you. See if you can get a copy of the lease and then let's talk.
