tower buy out

I've been contacted by several companies to buyout my lease agreement. My lease has a first right of refusal clause option. I've been offered amounts ranging from 100,000 to 160,000 lump sums. I also have been offered different options for $30,000 cash and 7 years of monthly payments of $1,725.00. = $174,900 total. $20,000 cash and 12 years @ $1,320.00 = $210,080 total. $10,000 cash and 12 years @ $1,180.00 = $250,721. Being these are all first offers are they at maximum or do you think they are willing to negotiate a better offer? If so would $200,000 lump sum be fair?
