What should a land lease lease for?

What should a land lease rate be for a 265ft two way radio tower, located in Southern NJ, semi rural area, no major highways or intersections, no major population in the immediate vicinity, and one cell carrier tenant on the tower.

The tower was built in 1987, and only attracted the one cellular tenant in late 2003. No other prospective cell clients on the horizon.

Located on a 73 acre farm, with no frontage, or utilities
in place at time of construction.

Each site is specific....

Each site needs to be evaluated using a few factors to estimate the current lease value or the current cash flow purchase rate.

Just because a site is in a rural location does not mean that the site in not important for the carrier. To give you an accurate monthly leasing price we would need to evaluate your site and see how it fits into the carriers network, how difficult zoning a new site would be and how many competing sites are in the area.

Even when evaluating a cash purchase for a lease these factors need to be taken into consideration. The buyout of a lease cash value can range from 8 to 16 times annual revenue... which is a big swing statistically. Telecom leasing is not like general commercial leasing where an area has leasing values based on an average per square foot price.

The question is purely what the land the tower is located on should rent for. No evaluation of the tower itself.

Yes I own the tower. The land where the tower is located is now in an estate, with the executors questioning what fair market value might be.
